New Year Great Progress


If you don’t know where you are going, you might wind up someplace else.  -Yogi Berra

I love that quote by Yogi Berra because it reminds me that you must keep your focus if you want to get where you are going and have a plan. With that in mind, we looked at It’s Closing Time Realty’s progress in 2017 and wow, do we have some numbers to be proud of! From top producers, increased volume, and new agents, we set a benchmark in 2017 and plan to surpass it for 2018.

In 2017, 39% of our business were listings, 50% were buyers, and 11% leases. Congratulations to our overall top producer, Justin Zamarippa! Justin closed 28 transactions last year!! Way to go, Justin!!



The next four agents rounded out the top producers group, Brad Williams, Carlton Ledyard, Bobbie Jo Rodriguez, and Raymond Zamarippa.  We love celebrating our agent’s success!



In addition to our hard-working agents, we also want to welcome the twenty-two agents that joined ICTR throughout the 2017 year. A growth like that means that our reputation is spreading, and people want to work with us…and why wouldn’t they??? Sam Berube with It's Closing Time Realty has earned the nationally recognized Pricing Strategy Advisor (PSA) certification. The National Association of REALTORS® offers the PSA certification to REALTORS® as determining property values depends more than ever on professional expertise and competence, the best use of technology, and a commitment to approach the pricing assignment from various perspectives.   

“The market demands accurate property value assessments, so NAR is excited to provide Realtors with enhanced tools, education and expertise to determine the most accurate value for a home and give their clients a leg up when buying or selling,” said NAR President Tom Salomone, broker-owner of Real Estate II Inc. in Coral Springs, Florida.  

“Pricing Strategies: Mastering the CMA” is the required course for the PSA certification that provides REALTORS® with knowledge and skills to select appropriate comparables and make accurate adjustments, guide sellers and buyers through the details of comparative market analyses and the underlying pricing principles that inform them, and interact effectively with appraisers. In addition to completing the course, participants are required to view two required webinars. Once awarded the certification, REALTORS® will be equipped to guide clients through the anxieties and misperceptions they often have about home values. Don’t Disqualify Yourself… 52% of Approved Loans Have A FICO® Score Under 750


The results of countless studies have shown that potential home buyers, and even current homeowners, have an inflated view of what is really required to qualify for a mortgage in today’s market. 

One such study by the Wharton School of Business at the University of Pennsylvania revealed that many millennials have not yet considered purchasing homes simply because they don’t believe they can qualify for a mortgage. 

A recent article about millennials by explained that: 

“About 72% of aspiring millennial buyers said they’re waiting because they can’t afford to buy…”

The article also explained that 29% of millennials believe their credit scores are too low to buy.The problem here is the fact that they think they will be denied a mortgage is keeping them from even attempting to apply. 

Ellie Mae’s Vice President Jonas Moe encouraged buyers to know their options before assuming that they won’t qualify for a mortgage:

 “Many potential home buyers are ‘disqualifying’ themselves. You don’t need a 750 FICO® Score and a 20% down payment to buy.”

So, what credit score is necessary? 

Below is a breakdown of the FICO® Score distribution of all closed (approved) loans in July from Ellie Mae’s latest Origination Report.

Over 52% of all approved loans had a FICO® Score under 750. Many potential home buyers believe that they need a score over 780 to qualify.

1. "You know, stop lights don't come any redder than the one you just went through.”

Recently, It’s Closing Time Realty sponsored and participated in the 4th annual Glow Ball Scramble fundraiser for the Archer City Volunteer Fire Department. The tournament is an 18 hole event with the first 9 holes starting at 6 pm, the final 9 starting at 9:15 pm, and played with glow in the dark golf balls. The tee boxes and pins on the greens are lit up with glow balloons and the fairways are sparsely lit with glow sticks about every 50 yards.   

To make it even more challenging and fun, no flashlights or phone lights are allowed while hitting or putting.  Participants could also enter the cart decorating contest for a chance to win for EXTRA glow balls. You can imagine the golf carts decorated with a variety of glow in the dark paraphernalia!!! 

The tournament had 12 sponsors and 9 four person teams competing. ICTR sponsored hole 7 and our agent, Gregg Miller, played on a team. Our team finished -5 for third place! It’s Closing Time was proud to be a sponsor of this fundraiser to aid in the remodeling and completion of the new fire station!

Do you know the pain points your buyers are most concerned about when it comes to purchasing a home? A new TD Bank survey of 135 real estate professionals nationwide reveals six stressors that are causing their clients the most anxiety:

  • Confusion around paperwork required: 31.85%
  • Unexpected costs: 22.22%
  • Concerns over financing: 21.48%
  • Appraisal and inspection: 11.85%
  • Meeting and closing date: 6.67%
  • Credit approval: 5.93%

To better support your clients through their toughest transaction issues, TD Bank recommends partnering with mortgage loan officers who can help your buyers — particularly first-timers — navigate the purchase process more smoothly. Nearly 80 percent of real estate professionals who responded to TD Bank's survey say the traits they value most in a mortgage loan officer are efficient communication, ability to guide clients through the finance process, and expertise on managing the regulatory landscape.

Real estate pros also say the factors affecting their clients' home search the most are limited inventory (45 percent), mortgage qualification (29 percent), and affordability (26 percent), according to the survey. But respondents still express optimism about the real estate market in 2017. Fifty-five percent say they expect home sales to increase this year, and 70 percent say they expect greater demand for single-family homes. Practitioners expect online real estate portals to continue to grow, with 44 percent saying®, Zillow, and Trulia will be the biggest technology influencers on the homebuying process in 2017.
